Latest overview of the UAE property market
At a weekly webinar, company specialist Yulia presented two projects—the branded residential development Trio Isle on Al Marjan Island in Ras Al Khaimah, and announced the upcoming launch of a new project, Skyblade in Downtown Dubai.
Trio Isle by Missoni
Trio Isle is a branded development with interiors by Missoni, located directly on the beachfront of Al Marjan Island. The complex consists of three wings (A, B, C), rises 12 storeys, and offers one-, two-, and three-bedroom apartments—studios were already sold out by the time of the webinar, along with more than half of the remaining units. All branded residences are delivered fully finished.
The location is highly advantageous: Dubai DXB is approximately one hour away, while RAK Airport can be reached in 25–30 minutes. The UAE’s first casino is set to open on the island in 2028, with construction already underway. Nearby are Hilton and Radisson hotels, and passenger traffic through RAK Airport has increased by 27% since 2021.
Layouts and pricing
Apartment sizes range from 63 sq.m (one-bedroom units) to 293 sq.m (three-bedroom residences with terraces and private pools). Ground-floor units feature pools on the balconies. Three-bedroom units are available only on the 11th and 12th floors, with just 37 such units in the project.
Starting prices: one-bedroom units from AED 2,097,000 ($637,000), three-bedroom units from AED 5,760,000 (approximately $1,568,000). The payment plan includes a 20% down payment, followed by 8% every six months. By handover, 60% of the total price is paid, with the remaining 40% spread over 36 months post-handover. Completion is scheduled for early 2028.
Skyblade Downtown
A new Bugatti-branded project in Downtown Dubai. At the time of the presentation, only preliminary information from the developer was available, with the official sales launch expected soon. The project stands out due to its prime location near Burj Khalifa and Dubai Mall, as well as its extremely limited number of units.
The development will include premium studios and one-, two-, and three-bedroom apartments. There will be only three three-bedroom units with Burj Khalifa views, and 10 two-bedroom Royal Suites with private pools. Starting prices: studios from AED 1,670,000, one-bedroom units from AED 1,770,000, two-bedroom units from AED 3,640,000, and three-bedroom units from AED 14,490,000. The payment plan is 60/40 with a 10% down payment. Completion is scheduled for the end of 2027.
