Webinar with a UAE developer
Two properties were presented at the webinar — the boutique complex 241 Waterside on Dubai Island and the compact residences Golf Grove in Dubai Media Production Zone. Both offerings are suitable for personal residence as well as for investment and rental income generation.
241 Waterside: location and complex
Dubai Island is a reclaimed archipelago in the coastal area of Dubai with operating hotels, including Rixos, and a large shopping mall under construction. The beach is a 15-minute walk away, and the city center is a 5-minute drive. The building comprises حوالي 60 apartments across 8 floors: one-bedroom lofts, as well as two- and three-bedroom options. Ceiling height is 3 m, finishes include natural marble, travertine, and wood, with appliances from Italian brands. Infrastructure includes two swimming pools, a sauna, a gym, a barbecue area, and a children’s playground.
Prices and investment potential
The minimum size of a one-bedroom apartment is 81.7 m², with prices starting from AED 1,872,975. The payment plan is 45% during construction and 55% upon handover in June 2028. Over the past 5 years, prices on the island have increased from AED 2,000 to AED 10,000 per sq. ft; by 2028–2029, a further growth of 30–50% is projected. Short-term rental yields are 10–12% annually.
Golf Grove: boutique project for young professionals
A complex of 80 residences in Dubai Media Production Zone targeted at IT and media professionals. Prices for one-bedroom apartments start from AED 1,002,592, ceiling height is 6 m, and amenities include a co-working space with free internet, a rooftop infinity pool, a cinema, a pilates studio, and a sauna. Two units with a private pool on the balcony are available. Around 40% of buyers consider the property as a rental asset.
Investment security
Both projects are implemented under the escrow account system: buyers’ funds are allocated exclusively for construction under the supervision of the Dubai Land Department. In case of project suspension, the regulator arranges the transfer of the project to a new developer or completion at the expense of the budget.
